If a property is being managed by an external 3rd party property agent and all transaction appear to be on normal commercial terms, are other auditors obtaining the signed residential lease document?

My view is that if you have rental statements or a summary then you do not have to request a copy of the lease agreement.
It would be great to get other forum members views on this question.
